How to check your roof safely from the ground
You don't need a ladder to get a good read on your roof. Here's what to look for.
Stay off the roof
Look from the yard, the street or a neighbor’s driveway. Binoculars or a zoomed-in phone photo work well.
Check the sunniest slopes
South- and west-facing slopes take the most Arizona sun and often show wear first.
Look in the gutters
Sandy, dark granules in gutters or piled under downspouts mean shingles are shedding their protective layer.
Scan the shingle edges
Watch for edges that curl up or cup, tabs that are cracked, torn or missing, and spots where the color has worn away.
Check inside, too
After a monsoon storm, look at ceilings and, if you can do it safely, the attic for stains or damp spots.
Find the roof’s age
Your home inspection report, the previous owner or your city’s building permit records can tell you when it was installed.
Signs of aging vs. signs of damage
Aging shingles are often a good fit for rejuvenation. Damage usually needs repair or replacement first.

Repair, rejuvenate or replace: what's the difference?
Repair
Fixes specific problems: a leak, missing or torn shingles, damaged flashing. Repairs solve the problem spot but do nothing for the rest of an aging roof.
Rejuvenate
Maintenance for a whole roof that is aging but still sound. A spray-applied treatment replaces oils the sun has baked out so shingles stay flexible. Not a fix for leaks or damage.
How rejuvenation worksReplace
Tear-off and a new roof. The right call when damage is widespread, the decking is failing or the shingles are past saving, and the most expensive option.
Rejuvenation vs. replacement
Common questions
- Can rejuvenation fix a leaking roof?
- No. Rejuvenation is maintenance for shingles that are aging but still sound. A leak needs to be found and repaired first. Once the roof is repaired, rejuvenation may still be an option for the remaining shingles.
- What if I don't know how old my roof is?
- That is common, and it is fine. Condition matters more than age. Some older roofs still have flexible shingles, while some newer roofs have damage. Choose "Not sure" in the self-check, and a free assessment will tell you where your roof stands.
- Do you treat tile, metal or flat roofs?
- No. The treatment is designed for asphalt shingles only. If your home has asphalt shingles on one section, such as a garage or an addition, we are happy to look at that part.
- Is this self-check a substitute for an inspection?
- No. It gives general guidance based on what you can see from the ground. A free on-site assessment checks shingle flexibility, granule coverage and overall condition before we recommend anything.
