Cost & estimates
$1.00 to $1.25 per square foot of roof, which comes to $2,000 to $3,000 for most Valley homes. A new shingle roof runs $8,000 to $15,000. The price includes a roof tune-up: a Perma-Boot cover on every plumbing vent pipe, replacing a few damaged shingles, resealing vents and flashing, securing popped nails, and cleaning out your gutters. There’s no minimum. Where you land in the range depends on any extra work your roof needs and where you are in the Valley, and you get the exact price in writing after your free assessment, before you decide anything.
Yes. We inspect your roof, explain what we see, and tell you whether rejuvenation makes sense. There is no cost and no obligation. If your roof isn't a good fit, we'll tell you. Call or text 480-283-4560 to schedule.
Roof eligibility
Rejuvenation is designed for asphalt shingle roofs that are aging but still structurally sound: shingles that are dry, faded or losing some granules, but are not curling badly, cracking through, leaking or missing in large areas. During your assessment we check shingle flexibility, granule coverage and overall condition before recommending anything.
Roofs with active leaks, soft or rotted decking, widespread cracked or missing shingles, severe curling, or storm damage usually need repair or replacement, not rejuvenation. Tile, metal, foam and flat roofs are not treated with this process. We would rather tell you that up front than sell you something that won't help.
Age alone doesn't decide it. Condition does. Many asphalt roofs are good candidates somewhere in the middle of their expected life, before shingles become severely brittle. An older roof in good shape may still qualify, while a younger roof with heavy damage may not. The assessment tells us which applies to you.
The application process
We protect landscaping and surfaces as needed, make sure the roof is clean and dry, then apply the rejuvenation treatment evenly across the shingles using professional spray equipment. There is no tear-off and no dumpster, and you do not need to leave your home. The treatment is typically dry to the touch in about 30 minutes, ready for foot traffic in about an hour, and fully cured within 1 to 2 hours in warm, dry weather.
Our treatment is USDA-certified biobased and designed for safe use around homes. As a precaution, we keep people and pets away from the work area until the application is complete and the surfaces are dry (usually about an hour), protect plants and landscaping, and rinse any overspray right away. We're happy to share the product information and safety data sheet so you can review it before your treatment.
No. In independent ASTM E108 fire testing, roofs treated with the product we use kept their Class A fire rating, the highest rating for roof coverings, and flame spread was slightly reduced compared with untreated shingles.
Yes. We apply the treatment when the roof is dry and no rain is expected shortly afterward. During monsoon season we watch the forecast closely and will reschedule rather than risk a poor application.
Results & warranties
Results depend on the roof's age, condition, ventilation and exposure. Rejuvenation is designed to replenish oils that asphalt shingles lose over time, which may help restore flexibility and extend the useful life of a qualifying roof. We won't promise a specific number of years for your roof without assessing it first. A single properly applied treatment supports shingle adhesion, flexibility and performance for about 5 to 6 years before another maintenance treatment is recommended.
Yes. ShingleGuard treatments are backed by a 5-year warranty. We give you the full warranty terms in writing before any work begins, so you know exactly what is covered.
In many cases, yes. Think of rejuvenation like an oil change for your roof: it's maintenance, not a one-time fix. Because shingles keep aging after treatment, a follow-up treatment down the road may help extend a roof's life further, as long as the roof still qualifies at that time. We typically recommend re-evaluating every 5 to 6 years.
Rejuvenation vs. coatings & replacement
A roof coating forms a new layer on top of the roof surface. Rejuvenation is absorbed into the asphalt in the shingles themselves to replenish lost oils, and it's designed to bond with the aged asphalt as sun and heat act on it. It is not a paint, sealant or membrane, and it is intended to leave your roof looking like a shingle roof.
Sometimes replacement is the right answer, and we'll tell you when it is. If your roof is structurally sound but aging, rejuvenation may let you postpone that large expense for a fraction of the cost. Our goal is to give you the information to decide, not to push you either way.
Environment, HOAs & licensing
Asphalt shingles are among the most common building materials sent to landfills. Keeping a sound roof in service longer means fewer shingles torn off and hauled away, and fewer new materials manufactured and shipped. The treatment itself is USDA-certified biobased and biodegradable, with 96% of its content coming from renewable sources rather than petroleum. Independent testing of rain runoff from treated shingles found no substances of environmental concern. And treated shingles remain suitable for recycling, for example into paving asphalt, when the roof is eventually replaced.
Rejuvenation doesn't change your roof's materials, style or color scheme the way a replacement or coating might. Some HOAs still like to be notified about roof work, so it's worth checking your community guidelines. We're happy to provide product details if your HOA asks.
