How old is too old to rejuvenate a roof?

Why the condition of your shingles matters more than the year on the paperwork, and the signs that a roof is past saving.

The short answer

There’s no fixed cutoff. Condition matters more than age. A roof is a good candidate while its shingles are drying out but still intact, and too far gone once they crack, curl badly, go bald or leak. A free assessment tells you which side of that line your roof is on.

Why age alone is misleading

Two roofs the same age can be in very different shape. Color, ventilation, sun exposure and installation quality all change how fast shingles age, and the Phoenix sun speeds the whole process up.

In Phoenix it’s also easy to confuse the house’s age with the roof’s age. County records show 96% of the city’s shingle-roof homes were built more than 30 years ago, so most have been re-roofed at least once. The shingles on a 1960s ranch home might be five years old or twenty-five.

The window for rejuvenation

Rejuvenation works best in the middle of a roof’s life, after the shingles start losing their oils but before they fail. In Iowa State University testing, the treatment we use brought shingles from roofs more than 15 years old back to nearly new flexibility, so an older roof can still be a good candidate. Signs your roof may be in the window:

  • Shingles look faded, dry or chalky
  • Granules are collecting in gutters or at the bottom of downspouts
  • Shingles feel stiff, but still lie flat and are intact
  • No leaks, water stains or soft spots

When a roof is too far gone

No treatment can honestly bring back a roof that has already failed, and we won’t try. These usually mean repair or replacement instead:

  • Shingles that crack or crumble when bent
  • Bald patches where the granules are gone and the mat shows through
  • Badly curled, cupped or missing shingles across large areas
  • Active leaks, ceiling stains or soft, sagging decking
