How much does roof rejuvenation cost in Phoenix?

Our pricing, what’s included, what moves the price, and how it compares with a new roof in the Valley.

The short answer

$1.00 to $1.25 per square foot of roof, or $2,000 to $3,000 for most Valley homes, with a roof tune-up included. Replacing the same roof runs about $8,000 to $15,000. You get your exact price in writing after a free assessment.

Our pricing

We charge $1.00 to $1.25 per square foot of roof, with no minimum. Most single-story Valley homes have about 2,000 to 2,400 square feet of roof, so a treatment typically runs $2,000 to $3,000.

What’s included

Every treatment includes the free assessment, protecting landscaping and surfaces around the house, a roof tune-up, the full treatment applied with professional spray equipment, and a ShingleGuard 5-year warranty with the terms in writing before any work begins. The tune-up covers the small fixes most aging roofs need:

  • Installing a Perma-Boot on every plumbing vent pipe. It slides right over the old pipe flashing, so no shingles are removed or replaced, and its gasketless design leaves no rubber collar to crack in the sun. It’s made to stop leaks at the vent pipes, one of the most common sources of roof leaks, and the manufacturer warranties it for the life of your existing shingles.
  • Replacing a few damaged or missing shingles
  • Resealing vents and flashing
  • Securing loose shingles and popped nails
  • Cleaning out your gutters and clearing debris off the roof

What moves the price within the range

Your rate depends on a few things we check at your assessment:

  • Roof size. Roofs are measured along the slope, so the roof is usually larger than your home’s floor area.
  • Extra work. Steeper pitches, a second story, heavy debris or more tune-up work than usual move a roof toward the top of the range.
  • Location. Homes farther out in the Valley can price a little higher for drive time.
  • Larger repairs. Anything beyond the tune-up, like storm damage or rotted decking, is quoted separately, in writing, before any work.

What a new roof would cost instead

Most asphalt shingle replacements in the Phoenix area run about $4 to $7 per square foot installed. For a single-story home with about 2,000 square feet of roof, that is roughly $8,000 to $15,000, before decking repairs or extra tear-off layers. Our Phoenix roof replacement cost guide breaks those numbers down.

Rejuvenation skips the tear-off, the dumpster and the new materials. It treats the shingles you already have, which is why it costs a fraction of a replacement.

Is it worth it?

One treatment supports shingle performance for about 5 to 6 years. A simple way to judge the value: divide what a new roof would cost by how long it would last, and you get what one year of roof life is worth to you. Our guide Is roof rejuvenation worth it? walks through the math with an example.
