The short answer
Replacing the asphalt shingle roof on a typical Scottsdale home costs about $9,500–$17,000 in 2026. That’s about 2,400 square feet of roof at $4 to $7 per square foot installed. If your shingles are aging but the roof is still sound, rejuvenation may let you put that bill off for a fraction of the cost.
New roof cost by home size in Scottsdale
Prices per square foot are about the same across the Phoenix Valley, so the biggest difference between two Scottsdale homes is how much roof each one has. These sizes come from county records for Scottsdale’s single-family homes with shingle roofs.
| Home | Roof size | New shingle roof |
|---|---|---|
| Smaller home | 2,050 sq ft | $8,000–$14,500 |
| Typical home | 2,400 sq ft | $9,500–$17,000 |
| Larger home | 2,800 sq ft | $11,000–$19,500 |
Typical = the median home; smaller and larger = the middle half of homes. Roof size is the ground floor plus garage or carport, plus 10% for slope and overhangs. Estimates, not quotes; tear-off of extra layers, decking repairs and permits are extra.
What drives the price in Scottsdale
Scottsdale’s shingle-roof homes are the biggest of the Valley cities we cover: a median of about 1,800 sq ft of living space, and one in eight has 2,500 sq ft or more. More house means more roof, so a typical replacement here runs about $1,500 to $3,000 more than in Phoenix.
Among Scottsdale’s single-family homes with shingle roofs:
80%
were built before 1980. Older homes are more likely to need extra tear-off or decking work
4%
are two stories, which costs more to re-roof
22%

Do you need a permit to re-roof in Scottsdale?
The City of Scottsdale lists re-roofing a house among the minor repairs that can usually be done without a permit.
That changes if the deck or framing needs work. The city’s re-roofing guide says a permit is required when any part of the roof sheathing or structural framing is repaired or replaced, and that the property owner is ultimately responsible for making sure one is issued. Rotted decking often isn’t found until the old shingles come off, so ask each roofer how they’ll handle it.
What else can add to the bill
Tear-off and disposal
Often $1,000 to $3,000 per layer if it isn’t already in the per-square-foot price.
Decking repairs
Commonly $2 to $5 per square foot of plywood replaced. Rot usually isn’t visible until the old shingles come off.
Steep or two-story roofs
A steep pitch can add 25% to 40%, and a second story another 15% to 25%.
Solar panels
Removing and reinstalling panels typically runs $200 to $300 per panel.

Aging roof, still sound? You may not need a new one yet
Rejuvenation is a spray-applied, bio-based treatment that replenishes the oils aging asphalt shingles lose. In Iowa State University testing, the treatment ShingleGuard uses brought shingles from roofs more than 15 years old back to nearly new flexibility. In independent lab testing, untreated shingles shed nearly twice as many granules as treated ones.
For a typical Scottsdale roof it runs about $2,400–$3,000 with a roof tune-up included, it’s usually done in a single visit with no tear-off or dumpster, and one treatment supports shingle performance for about 5 to 6 years. It isn’t for every roof: leaks, soft decking or widespread missing shingles mean it’s time to replace, and we’ll tell you so.
Common questions
How much does a new roof cost in Scottsdale?
The typical shingle-roof home in Scottsdale has about 2,400 sq ft of roof, so a new asphalt shingle roof runs roughly $9,500–$17,000 installed in 2026. Smaller homes, with about 2,050 sq ft of roof, start around $8,000; larger ones, about 2,800 sq ft, can reach $19,500, before tear-off of extra layers, decking repairs or permits.
Do I need a permit to replace my roof in Scottsdale?
Usually not for a straight shingle replacement: Scottsdale lists re-roofing among minor repairs that can usually be done without a permit. If any roof sheathing or framing is repaired or replaced, the city’s re-roofing guide says a permit is required.
Can I put off replacing my roof?
Often, yes, if the shingles are aging but the roof is still sound. Rejuvenation replenishes the oils that sun and heat bake out of asphalt shingles. For a typical roof in Scottsdale it runs about $2,400–$3,000, roof tune-up included. One treatment supports shingle performance for about 5 to 6 years, and a free assessment tells you whether your roof qualifies.
